Toronto Drywall Pro

diagnoses and repairs drywall cracks - from hairline settling cracks at ceiling seams to structural-movement cracks along partition walls and stairwells. The distinction matters: a hairline crack along a taped joint responds to V-groove, mesh tape, and feathered compound. A crack that recurs after painting, or that opens and closes seasonally, indicates ongoing movement and needs a different fix - relief scoring, control-joint installation, or structural consultation before any cosmetic repair is applied.

Every crack repair starts with a diagnosis, not a trowel. We probe the crack to determine depth, check for pattern (single line vs. stair-stepping vs. diagonal), and confirm whether the framing behind it has dried, settled, or is still moving. Stable cracks are V-grooved to remove loose paper, bridged with fibreglass mesh tape, and feathered with two coats of USG Sheetrock All Purpose. Active cracks get a proper control joint or relief cut installed first so the repair surface doesn't re-crack within the first heating cycle.

Common Problems

## Why Toronto Homeowners Call Us for Crack Repair

Toronto homes crack for specific structural and seasonal reasons. Knowing which type of crack you have determines whether the repair holds through the next winter.

01

### Cracks that come back every year

Seasonal movement in pre-1960s Toronto homes causes cracks to open in winter and close in summer. Painting over them is a one-season fix. Tape-and-skim stops the cycle.

02

### Diagonal cracks at door and window corners

Stress cracks radiating from the corners of door and window openings are among the most common Toronto home repairs. They look alarming but are almost always cosmetic.

03

### Tape joint failure along ceiling seams

Original drywall tape applied too thin or with the wrong compound fails after years of humidity cycling. The seam line shows up under paint and gets wider every season.

04

### Corner bead cracking along edges

Metal or vinyl corner bead cracks at the paper tape line when framing moves. The crack runs perfectly vertical along the corner edge and must be re-taped from behind the bead.

## Crack Repair That Stays Repaired

The difference between a crack that comes back next year and one that stays closed is the repair method - not the paint. Painting over a drywall crack is a one-season fix. Re-taping with mesh, setting compound, and three coats of finish stops the cycle.

Most drywall cracks in Toronto homes are cosmetic - caused by seasonal wood movement, original tape joint failure, or stress at door and window corners. Structural cracks are rare and we identify them clearly when we see them.

## Crack Repair Pricing in Toronto

- **Single hairline crack:** $150 to $300
- **Multiple cracks (one room):** $300 to $600
- **Settling cracks with flexible primer:** $400 to $700
- **Corner bead re-tape:** $200 to $400 per corner

## What Is Drywall Crack Repair?

Drywall crack repair - also called hairline crack repair, settling crack repair, or tape joint repair - is the process of reopening, re-taping, and refinishing cracks in gypsum drywall so that the surface is flat, stable, and paint-ready. The correct repair uses Fibatape mesh tape embedded in USG Durabond setting compound as a structural bridge across the crack, followed by two finish coats of all-purpose joint compound feathered smooth.

### What Does Drywall Crack Repair Include?

- Crack assessment and classification (cosmetic vs. structural indication)
- Widening hairline cracks with a utility knife for mechanical bonding
- Scraping out loose compound and paint from old tape joint failures
- Fibatape self-adhesive mesh tape embedded in USG Durabond 45 setting compound
- Two all-purpose finish coats feathered 6 to 10 inches past the tape on each side
- Sanding between coats and raking light inspection before priming
- Flexible elastomeric sealer primer on movement-prone cracks in older homes

### How Much Does Drywall Crack Repair Cost in Toronto?

Single crack repairs run $150 to $300 in Toronto. Multiple cracks in one room run $300 to $600. Recurring settling cracks in pre-1960s homes with flexible primer run $400 to $700. Free on-site estimates with same-day quoting available.

### Who Needs Drywall Crack Repair?

Homeowners in pre-1960s Toronto homes (Leaside, Etobicoke bungalows, Scarborough post-war semis) with cracks that return every winter. Anyone who has been painting over the same crack for years and wants it fixed properly. Pre-sale sellers who want the walls to present cleanly. Condo owners with tape joint failure along ceiling seams.

## Types of Cracks We Repair

**Hairline tape seam cracks.** The most common drywall crack in Toronto homes. The tape bond fails at a seam and the crack follows the joint line. We open the seam, remove the failed tape section, embed new fibreglass mesh tape, and skim with setting compound in two coats.

**Stress cracks at corners and openings.** Diagonal cracks running from the corners of door and window openings indicate framing movement or header deflection. We widen, tape, and finish the crack. If the framing movement is ongoing, we advise on the structural cause before closing.

**Settlement cracks across ceiling planes.** Cracks that run perpendicular to joists and follow no seam line indicate joist deflection or differential settlement. These require mesh tape and setting compound, not all-purpose mud, to hold across seasonal movement.

**Corner bead cracks.** Metal or vinyl bead at inside and outside corners can crack when the corner is impacted or when the framing behind it twists seasonally. We remove the failed bead section, install new, and skim to match.

**Full-panel face cracks.** Impact damage, moisture cycling, or freeze-thaw in poorly insulated walls can crack the gypsum face paper across the panel face rather than along a seam. These require a California patch or full panel replacement, not surface skim.

## Why Toronto Homes Crack

Toronto sits on a clay-heavy soil base that expands when wet and contracts when dry. The Lake Ontario shoreline effect means freeze-thaw cycles run longer and more frequently in Toronto than in cities further inland. Older Toronto homes on shallow footings experience more seasonal movement than newer builds on deeper concrete foundations.

This movement expresses itself in drywall as crack patterns. Diagonal corner cracks at windows and doors cycle open and closed every winter and summer until the underlying framing is stabilised. Settlement cracks along ceiling seams in pre-1960s homes may require several passes over consecutive seasons before they stop moving.

We tell clients which cracks fall into each category during the estimate: stable cracks that can be repaired permanently, cycling cracks that need flexible sealant, and structural cracks where the repair won’t hold until the framing issue is addressed.

## When Crack Repair Won’t Hold

Some cracks aren’t a drywall problem. Diagonal cracks running from the corners of door openings that reappear within one season after repair are usually indicating ongoing framing movement - a header that’s deflecting, a post that’s settling, or foundation movement that hasn’t stabilised. Repairing the drywall crack without addressing the structural cause is a temporary fix.

We’ll tell you during the estimate if a crack is likely to recur. For cracks that follow structural movement, we recommend getting a structural assessment before we repair the drywall surface - otherwise the repair fails again and the client pays twice. For cracks that are stable but cosmetically unacceptable, we repair them permanently with mesh tape and setting compound. The difference between the two categories is visible in the crack pattern and confirmed by checking whether the crack has displaced vertically as well as opened.

Our Process

## How We Deliver Drywall Crack Repair

Each step has a single owner: our in-house crew. No handoffs, no finger-pointing.

01

### Crack Assessment

We identify the crack type - cosmetic tape failure, seasonal settling, or structural movement - before deciding on the repair approach.

02

### Open and Clean

Hairline cracks get widened with a utility knife. Loose compound and paint are scraped back to clean edges.

03

### Tape and Set

Fibatape mesh tape embedded in USG Durabond setting compound. This is the structural layer - it locks the crack and prevents re-opening.

04

### Two Finish Coats

All-purpose compound applied in two coats, feathered 6 to 10 inches past the tape on each side, sanded between coats.

05

### Raking Light Check

We inspect under directional lighting before priming. No ridges, no ghosting.

06

### Paint-Ready

Primed and ready. Flexible elastomeric primer applied on movement-prone cracks.

FAQ

## Questions About Drywall Crack Repair

### Why do drywall cracks keep coming back after painting?

Painting over a crack fills the visible gap temporarily, but the movement that caused the crack continues underneath. The paint bridge across the crack tears within one seasonal cycle. The correct repair re-tapes the crack with mesh tape and joint compound, which flexes with minor movement rather than tearing.

### Is a diagonal crack at the corner of a window structural?

Diagonal cracks radiating from window and door corners are almost always cosmetic, caused by normal frame movement and settlement. A structural crack typically has offset edges (one side sits higher than the other), is actively growing, or is accompanied by a sticking door or window. We assess the crack pattern during the estimate and flag anything that looks structural.

### What is the difference between spackle and joint compound for crack repair?

Spackle is a lightweight filler designed for small nail holes. It shrinks as it dries, lacks structural bonding strength, and cracks again when used on larger repairs. Joint compound (USG Durabond or all-purpose) is the correct product for crack repair - it bonds to the mesh tape, feathers smoothly, and sands to a finish that holds under raking light.

### Do you repair cracks in ceilings as well as walls?

Yes. Ceiling crack repair is the same technical process but harder to execute because of gravity and overhead lighting showing imperfections. We use a setting compound (USG Durabond) on ceiling cracks before the finish coats to prevent sag.

### What type of tape do you use for drywall crack repair?

We use paper tape on flat seams and cracks. Fiberglass mesh tape is used on small holes and some inside corners. For recurring stress cracks at window and door corners, we use a flexible setting compound under paper tape to allow for minor seasonal movement without re-cracking. Self-adhesive mesh tape alone on a crack is a temporary fix that opens again.

### How many coats of compound does a crack repair require?

Three coats minimum: a tape coat to bed the tape, a filler coat to level the surface, and a finish coat sanded smooth. Each coat needs to dry fully before the next. Skipping coats or applying wet compound over partially dried compound causes shrinkage cracks in the repair itself.

### Will settlement cracks in a new Toronto home keep coming back?

New construction homes settle for 12 to 18 months after completion. Cracks repaired before settling is complete often reopen. We recommend waiting until the home has gone through at least one full heating season before doing cosmetic crack repairs. If a crack is growing or wider than 3mm, we advise a structural engineer review before any drywall work.

### Do you guarantee crack repairs will not reopen?

We guarantee our workmanship: the tape bond, compound application, and finish. We cannot guarantee against future building movement. In homes with known foundation issues or ongoing settlement, cracks may reappear regardless of repair quality. We document the condition at time of repair so you have a reference point.

### Can you repair cracks in plaster walls as well as drywall?

Yes. Plaster crack repair uses a similar process but requires setting-type compound rather than lightweight compound for the first coat to bond to the plaster substrate. For large areas of loose plaster, mechanical fasteners or a full replastering or drywall overlay may be the better long-term solution.
