Toronto Drywall Pro

applies skim coats over existing drywall, plaster, and previously textured surfaces to deliver a glass-smooth Level 5 finish ready for high-sheen paint. We use USG Sheetrock Plus 3 lightweight compound thinned to a consistent working viscosity, applied with a 24-inch finishing trowel and a 10-inch gauge rake - the correct tools for achieving the uniform 1/16-inch film thickness that defines a proper skim coat versus a thick spot-and-fill that telegraphs under raking light.

Textured walls require a fill coat before the skim layer - attempting to skim directly over knockdown or orange-peel texture creates a wavy surface that reads clearly under any angled light. We apply a fill coat to flatten the high points, allow full cure, then apply two skim passes - a tight first coat pressed hard into the surface to fill the paper grain, and a finish coat trowelled to a feather edge. Between coats we sand with 150-grit on a pole sander, and we finish with 220-grit before handing off a surface that's primed and ready for paint the same day.

## Why Toronto Homeowners Call Us for Skim Coat

Skim coat jobs go wrong when the underlying surface isn't assessed before the first coat. These are the surface conditions that determine whether a skim coat holds.

01

### Roller stipple texture from decades of repainting

Every coat of paint applied by roller adds a slight stipple texture. After 20 to 30 years of repainting in an older Toronto home, the wall surface can feel like fine sandpaper. Skim coating removes this texture entirely and restores a glass-smooth surface.

02

### Orange peel and knockdown that looks dated

Orange peel and knockdown textures were applied in Toronto homes built in the 1980s and 1990s. Modern buyers and sellers expect smooth walls. Skim coating over these textures is the most efficient way to update the look without full board replacement.

03

### Plaster walls that are rough from 100 years of repainting

Pre-1950 Toronto homes with original lime plaster walls accumulate paint layers that are rough and uneven. A skim coat over sealer primer updates the surface and produces a smooth, paintable finish without the cost and disruption of full drywall installation.

04

### Walls painted in semi-gloss that show every imperfection

Semi-gloss and satin paint sheens are highly reflective and reveal surface texture that flat paint hides. Homeowners who paint over untreated walls in semi-gloss are often surprised by how much texture appears. A skim coat is the correct preparation for any wall that will receive a sheen paint.

## Smooth Walls from Any Starting Surface

A skim coat turns any wall - painted, textured, orange peel, or old plaster - into a glass-smooth surface ready for primer and paint. It is faster and less disruptive than full board replacement, and it produces a result that modern buyers and homeowners want: smooth walls.

The most common skim coat calls we receive in Toronto are pre-listing preparation (smooth the walls before photos and showings), new paint in semi-gloss on walls that were not prepped for it, and older homes with plaster walls that have been painted so many times the surface feels like sandpaper.

## Skim Coat Pricing in Toronto

- **Standard skim coat (smooth drywall):** $0.60 to $0.90 per sq ft
- **Textured walls requiring fill coat first:** $0.90 to $1.20 per sq ft
- **Old plaster walls:** quoted on-site based on surface condition

## What Is a Drywall Skim Coat?

A skim coat is a thin application of joint compound - typically USG Sheetrock Plus 3 - spread across an entire wall surface with a gauge rake and finishing trowel. It is not a paint product and cannot be applied by brush or roller. When dried and sanded through a two-coat sequence, a skim coat produces a Level 5-equivalent surface: glass smooth, uniformly porous, and ready for any paint sheen including gloss.

### What Does a Skim Coat Include?

- Existing wall assessment for adhesion, texture type, and moisture
- Bonding primer on painted surfaces before skim (where needed)
- Fill coat on textured surfaces to level high points before skim coat
- First skim coat with USG Sheetrock Plus 3 - full wall face coverage
- 150-grit sanding between coats
- Second skim coat for final levelling
- 220-grit final sanding to glass-smooth finish
- High-hide sealer primer recommended before final paint

### How Much Does Skim Coating Cost in Toronto?

Standard skim coat over existing drywall runs $0.60 to $0.90 per sq ft. Textured walls requiring a fill coat run $0.90 to $1.20 per sq ft. Old plaster wall scopes are quoted on-site. Free estimates with same-day quoting across the GTA.

### Who Needs a Skim Coat?

Homeowners selling a property who want smooth, photo-ready walls. Anyone painting in semi-gloss or gloss and discovering the walls are not ready for it. Owners of 1980s and 1990s Toronto homes with orange peel or knockdown texture who want a modern smooth finish. Pre-1950 homes with lime plaster walls being updated without full renovation.

## What Skim Coat Actually Solves

**Skim coat over painted walls.** When a wall has been painted with thick roller-applied paint multiple times, the surface builds a texture that shows under certain lighting. A full skim coat removes the texture and gives a fresh flat surface for the next finish cycle.

**Skim coat after wallpaper removal.** Stripping wallpaper almost always damages the drywall face paper and leaves torn patches, adhesive residue, and surface irregularities. A full skim coat is the standard repair - not spot patching, which shows every edge under paint.

**Skim coat for Level 5 preparation.** Any wall or ceiling being painted with flat paint or high-gloss finish needs a full skim coat to fill the board texture and eliminate fastener shadows. We apply and sand to a flat, uniform surface ready for the primer coat.

**Skim coat over repaired sections.** After major drywall repairs, the surrounding surface often needs a light skim to blend the repair into the existing finish level. We skim the full wall face rather than trying to feather from the patch edge into original surface.

**Skim coat on new construction.** Builders who spec a standard tape-and-finish finish often find the homeowner wants a smoother result before move-in. We apply a skim coat after the standard finish to bring the surface to Level 5.

## When Toronto Homes Need a Full Skim

The most common skim coat trigger in Toronto is wallpaper removal. Pre-1980 Toronto homes - particularly the Annex, Rosedale, and Leaside semis - were decorated with wallpaper right over the drywall face paper or over a skim coat that was never designed to be a removal substrate. When that wallpaper comes off, the face paper comes with it in patches, leaving a textured surface that primer and paint won’t fill.

Spot patching torn face paper gives a result that looks acceptable before painting and shows every patch after. A full skim coat takes longer but gives a surface that reads as one flat plane, with no patches visible under any lighting angle. We typically apply two coats: a fill coat to level the damaged areas and a finish coat to bring the whole surface to a consistent Level 5 flatness.

## When Skim Coat Isn’t the Right Fix

A skim coat applied over a surface that has underlying structural problems - cracks that are still moving, fasteners that are popping, or panels that have separated from framing - won’t hold. The skim coat will crack along whatever the underlying surface is doing. We assess the existing condition before pricing a skim: if there are active cracks or fastener issues, those get addressed first.

Similarly, a skim coat over surfaces with significant contamination - heavy water staining, mold in the face paper, or nicotine build-up - needs a stain-blocking primer before the skim, not just compound over the contamination. Skimming over a water stain without sealing it first produces a repair that bleeds through the compound and requires redoing.

Our Process

## How We Deliver Drywall Skim Coat

Each step has a single owner: our in-house crew. No handoffs, no finger-pointing.

01

### Surface Assessment

We assess the existing wall condition. Unpainted drywall or lightly painted walls can be skim coated directly. Textured walls require a fill coat to level the high points before the skim layer. Old plaster walls are assessed for adhesion.

02

### Prime (if required)

Previously painted walls get a lightly bonding skim-coat primer to improve compound adhesion. Bare plaster walls get a sealer coat. This step is skipped on bare unpainted drywall.

03

### Fill Coat on Textured Surfaces

If the wall has orange peel, knockdown, or roller stipple texture, a fill coat of slightly diluted compound is applied with a gauge rake and trowel to level the texture before the skim coat layer.

04

### First Skim Coat

USG Sheetrock Plus 3 is diluted to a creamy consistency and applied with a 24-inch gauge rake or trowel in a thin even layer across the wall surface. Trowel marks are minimised by working in long passes.

05

### Sand and Second Skim Coat

After full drying (minimum 24 hours), the first coat is sanded with 150-grit screen. A second thin skim coat fills remaining tool marks. Final sand with 220-grit.

06

### Prime and Inspect

High-hide sealer primer is applied before paint. We inspect under raking light after priming - primer reveals any remaining imperfections that need spot-filling before the final coat.

FAQ

## Questions About Drywall Skim Coat

### When do you need to skim coat walls?

Skim coating is needed when: walls have orange peel, knockdown, or roller stipple texture that you want to smooth; when painting in semi-gloss or gloss and the current surface is not Level 5; when preparing old plaster walls for a modern smooth paint finish; or when patches are visible through existing paint and the wall needs to be levelled.

### How long does skim coating take?

A single wall takes 1 day including drying and sanding. A full room (4 walls) takes 2 to 3 days for the two-coat sequence with drying time between coats. A full floor (multiple rooms) takes 4 to 7 days depending on room count and existing surface conditions.

### Can you skim coat over existing paint?

Yes, if the paint surface is in good condition and has proper adhesion. We apply a bonding primer or light scuff sanding before skim coating over painted walls to ensure the compound bonds correctly. Failing, peeling, or chalking paint must be removed before skim coating.

### How many coats of compound does a skim coat require?

A skim coat typically uses two thin coats: a base skim to fill the surface and knock down high spots, and a finish skim sanded smooth between coats. Each coat is applied thin, around 1mm, so drying time is faster than a standard three-coat taping job. Total process from first coat to final sand is typically 2 to 3 days.

### Can you skim coat a ceiling?

Yes. Ceiling skim coating is more physically demanding but uses the same technique. It is commonly done when popcorn ceiling removal leaves a rough substrate, or when a ceiling has years of paint and texture build-up that makes it look uneven. We use a wide trowel or flat box applicator for ceiling skim coats.

### What primer should I use after a skim coat?

A high-build drywall primer or PVA primer applied before paint is essential after a skim coat. Bare compound absorbs paint unevenly and causes flashing, where the paint sheen looks different over the skim vs the original surface. Priming seals the surface and gives a consistent base for the finish coat.

### Is skim coating the same as plastering?

They are similar but not the same. Traditional plastering uses lime or gypsum plaster applied in multiple layers to a lath substrate. Skim coating uses joint compound applied over existing drywall or plaster. The result looks similar: a smooth, flat wall surface. We do skim coating with joint compound, not traditional lime plastering.

### Can you skim coat just one wall in a room?

Yes, but the expectation should be managed. A single skim coated wall will have a flatter, smoother surface than the other walls, which may look different under certain lighting. Skimming all four walls and the ceiling produces the most consistent result. We discuss the scope with you during the estimate.
