# Garage Drywall in Toronto, ON - Type X Fire Separation Walls, OBC-Compliant Assembly & Garage Conversions

Toronto Drywall Pro

[/ →](/)

installs and repairs drywall in attached and detached garages - including the mandatory Type X fire-rated separation wall and ceiling between the garage and the living space, moisture-resistant board on foundation walls, and Level 4 finish on conversion projects where the garage is being transformed into a workshop, gym, or livable suite. Ontario Building Code requires a minimum 30-minute fire separation between an attached garage and the house interior, and this assembly has specific board type, fastener, and taping requirements that standard drywall work does not satisfy.

Garage drywall is a combination of code compliance and practical durability. We install 5/8-inch Type X on all surfaces that form part of the fire separation assembly - the common wall, the door frame, and the ceiling over any portion of the garage that sits below living space. For garage conversions, we add 1/2-inch moisture-resistant board on concrete walls after confirming the slab moisture reading, frame and insulate as required, and finish to Level 4 for a clean painted surface that handles temperature cycling and humidity variation without cracking or delaminating.

Common Problems

## Why Toronto Homeowners Call Us for Garage Drywall

Garage drywall is one of the most consistently audited locations in a Toronto permit inspection. These are the fire code requirements that catch contractors and homeowners off guard.

01

### Fire separation walls installed without Type X drywall

A very common non-compliance in Toronto and GTA attached garages. Many renovation contractors install standard 1/2-inch drywall on the garage separation wall. The OBC minimum is 5/8-inch Type X on the garage side. Failure to use the correct board invalidates the fire separation and may create liability in the event of a fire.

02

### Moisture in exterior garage walls

Garage walls adjacent to the exterior are exposed to a wider range of temperature and humidity than interior walls. Standard drywall on an uninsulated exterior wall without a vapour barrier fails faster. We specify USG Sheetrock Mold Tough and confirm vapour barrier installation before boarding.

03

### Garage conversion without considering the fire assembly

Homeowners converting a garage to a home gym or living space often focus on insulation, flooring, and HVAC, and miss the fire separation requirement. The conversion must maintain or improve the fire assembly between the converted space and any remaining attached garage or adjacent living space.

04

### Unheated garage drywall that cracks in winter

Drywall in an unheated garage experiences significant seasonal temperature swings. Joints that are taped with standard all-purpose compound in an unheated space can crack in the first winter. We use setting compound on all joints in unheated garage applications.

## Garage Drywall That Passes Inspection

The most common garage drywall error in Toronto is using standard 1/2-inch drywall on the fire separation wall between the garage and the living space. The Ontario Building Code requires 5/8-inch Type X on the garage side of this wall. We install it correctly the first time.

Whether you are finishing a bare garage, converting to a home gym, or replacing failed drywall in a renovation, we specify the right board for each wall based on its fire code status, moisture exposure, and intended finish level.

## Garage Drywall Pricing in Toronto

- **Single-car garage (hang, tape, Level 4 finish):** $600 to $1,200
- **Double garage:** $1,000 to $1,800
- **Full conversion with vapour barrier, Type X firewall, Level 4:** $1,400 to $2,200

## What Is Garage Drywall Installation?

Garage drywall installation is the boarding, taping, and finishing of a residential garage, with specific attention to the Ontario Building Code fire separation requirement for attached garages, the moisture exposure of exterior-facing walls, and the finish level appropriate for the intended use of the space. A correctly specified garage drywall job uses 5/8-inch Type X on all garage-to-living-space separation surfaces and USG Sheetrock Mold Tough on all exterior-adjacent walls.

### What Does Garage Drywall Include?

- OBC fire separation assessment for attached garage walls and ceiling
- Vapour barrier confirmation before boarding exterior-facing walls
- 5/8-inch Type X fire-rated drywall on separation wall and ceiling (garage side)
- USG Sheetrock Mold Tough on exterior-facing non-separation walls
- Standard 1/2-inch drywall on interior partition walls
- Tape and Level 2 or Level 4 finish depending on use
- Documentation for building inspection if permit is involved

### How Much Does Garage Drywall Cost in Toronto?

Single-car garage jobs run $600 to $1,200. Double garages run $1,000 to $1,800. Full conversions with vapour barrier, Type X firewall, and Level 4 finish run $1,400 to $2,200. Free on-site estimates with same-day quoting across the GTA.

### Who Needs Garage Drywall?

Homeowners finishing an attached garage for storage or workshop use. Anyone converting a garage to a home gym, office, or living space. Sellers who need the garage drywalled before listing. Renovation contractors who need the drywall phase handled by a crew that understands fire code requirements.

## What Garage Drywall Projects Include

**Garage-to-house fire separation.** Ontario Building Code Part 9 requires a fire-rated separation between an attached garage and the living space. The standard assembly is 5/8-inch Type X drywall on the garage side of the wall and ceiling. We build to the ULC-listed assembly so the installation passes the permit inspection on the first review.

**Garage ceiling drywall over living space.** When a bedroom or finished room sits directly above a garage, the ceiling assembly requires Type X fire separation and often thermal insulation to meet code. We frame, insulate, and finish this assembly to Part 9 requirements.

**Detached garage interior finishing.** Workshop garages and converted detached garages get standard 1/2-inch drywall throughout, taped, and finished to Level 4 ready for paint. Moisture-resistant board in any area near a vehicle wash bay or floor drain.

**Garage drywall repair after water or impact damage.** Vehicles backing into garage walls, water infiltration from unprotected eaves, and rot from concrete floor contact all require drywall section replacement. We cut back to the nearest stud, assess the framing moisture content, and install new board with the correct Type X spec where required.

**Insulated garage wall installation.** Spray foam or batt insulation in garage walls followed by Type X drywall is the standard approach for clients converting a cold garage to a conditioned workshop or gym. We coordinate with the insulation contractor on the install sequence.

## Fire Code Requirements for Toronto Garages

The attached garage is one of the most consistently audited locations during a Toronto building permit inspection. Ontario Building Code Part 9 specifies that the garage-to-house separation must achieve a 30-minute fire resistance rating, achieved by 5/8-inch Type X drywall on the garage-facing surface of all shared walls and the ceiling assembly between the garage and any occupied room above.

Standard 1/2-inch drywall is not acceptable in this position, regardless of what a previous contractor may have installed. During renovation permit inspections in Scarborough, Etobicoke, and Brampton, we regularly see older homes with non-compliant garage separations that need to be upgraded before the permit is issued. We upgrade these to the correct assembly as part of the renovation scope.

## When the Framing Needs Attention First

Garage drywall installed over framing that has moisture damage or structural issues won’t stay in place or pass inspection. Toronto attached garages in pre-1980 homes often have wood framing that has been exposed to freeze-thaw cycling, vehicle exhaust condensation, and seasonal humidity variation. We check framing moisture content before boarding and flag any members that are above 19 percent or show visible rot.

If the garage framing needs remediation before drywall, we can either coordinate with a contractor who does that work or include light framing repairs (sister studs, blocking, replacement of isolated damaged members) in scope. What we won’t do is install fire-rated drywall over framing that will compromise the assembly’s performance.

Our Process

## How We Deliver Garage Drywall

Each step has a single owner: our in-house crew. No handoffs, no finger-pointing.

01

### Code Assessment

We identify the fire separation walls and ceilings required by OBC. For attached garages, the wall and ceiling separating the garage from the living space must be 5/8-inch Type X on the garage side.

02

### Vapour Barrier

Exterior-facing walls get a 6-mil polyethylene vapour barrier before any boarding. We confirm vapour barrier installation is complete and taped at all seams before proceeding.

03

### Type X Fire Wall

5/8-inch Type X drywall is installed on the garage-side of all separation walls and ceilings. Fastener schedule follows the fire assembly specification.

04

### Remaining Walls

Non-fire-separation walls receive USG Sheetrock Mold Tough (1/2-inch) if they are exterior-facing, or standard 1/2-inch drywall if they are interior partition walls.

05

### Tape and Finish

Fire walls are taped and mudded. Finish level depends on use: Level 2 for utility and storage garages, Level 4 for home gym or converted living space.

06

### Inspection Ready

Fire separation assembly is documented and available for building inspection if a permit is required. We confirm the assembly meets OBC Section 9.10 requirements before handoff.

FAQ

## Questions About Garage Drywall

### Is drywall required in an attached garage in Toronto?

Under the Ontario Building Code, the wall and ceiling separating an attached garage from a dwelling must have a fire separation assembly. The minimum assembly is 5/8-inch Type X gypsum board on the garage side of the separation. This applies to all attached garages in Ontario, including those built before the current code if the space is being renovated.

### What is Type X drywall and why is it required in a garage?

Type X is a fire-rated 5/8-inch gypsum board that provides a one-hour fire separation rating when installed as part of a complete fire assembly. It is required on the garage side of all walls and ceilings that separate an attached garage from the living area of a home under the Ontario Building Code. Standard 1/2-inch drywall does not meet this requirement.

### Do I need a permit to drywall my garage in Toronto?

Drywalling an existing attached garage that already has drywall as a like-for-like replacement generally does not require a permit. Converting a garage to living space requires a building permit from the City of Toronto. Adding a new attached garage requires both a building permit and zoning approval. We advise on permit requirements during the estimate.

### What kind of drywall is best for a garage?

For the fire separation wall and ceiling, 5/8-inch Type X is required. For exterior-facing walls in a conditioned garage, USG Sheetrock Mold Tough (Purple Board) is the best choice because of its moisture and mould resistance. For interior partition walls in a heated garage, standard 1/2-inch drywall is appropriate.

### Does a garage drywall job need a vapour barrier?

Yes, on exterior-facing walls in a conditioned or insulated garage. The vapour barrier (6-mil polyethylene) goes between the insulation and the drywall and prevents interior moisture from migrating into the wall cavity and framing. We confirm vapour barrier installation before boarding any exterior-facing walls.

### Can you drywall a detached garage?

Yes. Detached garages do not require fire-rated drywall on the house-side wall since there is no attached dwelling, so standard 1/2-inch drywall is typically used throughout. If the garage has a living space or workspace above, the ceiling assembly may have specific requirements. We advise on board type and scope during the estimate.

### What Level finish is standard for a garage drywall installation?

Level 4 is standard for garages being painted. Level 3 is sometimes acceptable for utility garages that will not be painted. We include Level 4 in all garage quotes. If you are converting the garage to a finished living or workshop space, Level 4 is the minimum and Level 5 can be added for feature walls.

### How long does garage drywall installation take?

A standard two-car garage takes 2 to 3 days: one day boarding, one day taping and first coat, and one to two days for finish coats and sanding. Drying time between coats means the job spans at least 4 to 5 calendar days from start to final sand. We confirm timelines during the estimate.

### Can you drywall a garage ceiling for a room above?

Yes. A garage with a room above requires the ceiling to meet the fire separation requirements between the garage and the dwelling. This typically means 5/8-inch Type X on the garage ceiling. We assess the existing structure, advise on the required assembly, and complete the scope as part of the overall garage finishing project.
